House renovation costs....can anyone estimate/guess these costs ?

Looking at a small 3 bed semi that needs gutting....not by me....I would have to get a builder in.
TBH......at what they are asking we think it's a non starter......but worth exploring.
House is probably 1950s
In Warrington/Cheshire
At present it is.............
DOWNSTAIRS............lounge 22'0" x 8'6"
Upstairs..........b/room 1. 15'6" x 7'8" b/room 2 13'0" x 10'0" & boxroom + small bathroom
There is a mickey mouse extension which would have to come down then rebuilt as follows..............
kitchen/utility/.............say 15'0" x 8'0" + a WC
Also needs a garage.
Work would invlolve
re-roof
lopts of plastering as there is damp.
all new windows & doors
new electrics
new central heating
etc.etc. etc.
Gardens are massive but VERY VERY overgrown and would need serious clearing out.........would cost several £K
I have a figure in mind but don't want to influence anyones thoughts.

yep I'd go with 100K + if being done by others -
we bought a semi - complete wreck of a house, and everything needed doing including the old concrete floors, which had buckled digging out, and putting back in - with exception of roof, electrics and plumbing, which we paid for, we did everything ourselves - and think we spent well over £30K including materials.
To be honest if Mr Treehuggery hadn't been in the construction trade, and everything had to be done through builders etc it would never have been worth it. And renovating on such a big project is a nightmare, lots of unexpected (we found really severe woodworm that although easily treated) meant a lot more work and extra cost (not just treating, but also replacing joists, floorboards etc) It's also really difficult in terms of the logical way of doing a job isn't always right/possible .....Glad we did it though

to give you an idea(s)...

i did pretty much the same in this house/money pit, 4 bedroom detached never touched since 1965.

we, in no particular order -
knocked down the existing double garage and rebuilt with some of it being used as a utility. with and extra 5th bedroom with en-suite built on top (40k)
built a 2m x2m pitch roof porch (4k)
put a pitch roof on the front master bedroom dormer (2.75k)
plastered living room, dining room, all 4 bedrooms (£?? can't recall)
new boiler re located into garage, rads and pipes, (8.5k semi mates rates)
re-wired (chips and beer, BIL is sparky...)
kitchen measures 4m x 4.2m , new kitchen/floor/tiling (21k)
new bathrooms upstairs and new shower room/toilet downstairs (7.5k)
new tarmac/block paved drive (22ft x 18ft approx) + pathway at side and patio block paved (8.5k)
new doors throughout (1.5k dipped and hung)

so id budget getting on for 80>100k from what you describe.

Kitchens are the money pit if you ask me, we had quotes from 10k'ish up to 45k+ all depends if you want the best of the best. I had to put my foot down with mrs pplpilot when it came to the kitchen. Bathrooms can also fall into this trap.

All the hidden stuff you forget about soon adds up too, when we rebuilt the garage we totally forgot about the door, that added another £1200 same with the porch, builder quoted windows/door plaster etc but oh no the door he quoted wasn't unto mrs pplpilots taste so we 'upgraded' it adding £600, I could go on.

Getting a good reliable builder/trades men is the key.

Thanks to all...............it is looking more and more like a "none starter".
The asking price is £140K.
It's not in an "expensive" area so similar houses (better condition) are going for around £160K
My thinking was............if we could get it for £110K and throw £50K** at it..........then we would have a nice house.
I have been 'googling' it and £50K would appear to be a bit optomistic.
Ah Well.

Decorating 5k

I did mine for less but it was hard work getting everything in on a budget and some I did most of the decorating

What makes me angry is the TV property programmes where they seem to get work done at staggeringly low prices.
We did a ground floor extension last year which cost £75k all in, but some of these programmes show jobs twice the size for half the price.
 
Plus once you take the carpets up you could find rotten floorboard, improper supports, old piping which needs changing to meet new regulations.
