Collective advice needed re: my house sale.

ok here's the (sort of) problem I have and wondered what you would do.

We had our house on the market 4 days, we had 2 viewings on Saturday, both really lovely couples. Both came back this morning with offers 2.5k off the asking price. Told the estate agent to go back to them and explain they both have made the same offer and to come back with a firm and final offer, they have both come back with the asking price! The problem I have is both couples have no chain and and currently living with parents and first time buyers... is it a case of go with whoever I feel I like more or flip a coin? cant ask any more as it would push the price above the stamp duty threshold of 3%

Ask a few pertinent questions in an attempt to de risk the process further. Have they got finance in place? etc etc So make a list of things like that and see what the answers are. Then you should get a feel which couple is least trouble.

This happened to us a few years ago. I literally went into the estate agents office a flipped a coin for the sale.

Thanks. Both couples are in exactly the same boat, both are having deposits paid by parents and have finances in place. I'm leaning towards the first couple because they were very enthusiastic and at the 2nd viewing bought their parents along stated making plans about the garden etc... couple 2 were a little quite and reserved and didn't have a 2nd viewing, not that there's anything wrong with that it's just helping me justifymy reason for letting them down. I really hate letting people down, but hey that's buying houses.

A few yrs ago I was selling my 1st house and a couple came in to view it not knowing the price but just wanted a house on that estate, I'd left the details on kitchen table and the chap saw it and just said i'll have it at that price!!(1st day on market) We shook hands there and then and I took it off the market and job done in about 3 weeks.
I was cacking it that it would all fall through because I was to hasty at saying yes but it worked out ok. I think in your situation its just a case of going with your gut instinct and I think you've decided on that already!! Good Luck

All you can do is what @twentysix by twentyfive has said above. Ask your agents to drill down in to the detail a bit more to see if one turns out a little better than the other eg which one has lowest loan to value if they are having a mortgage, or is one prepared to be more flexible than the other to meet your proposed timescales for the move.

Also ask your agents not to p!$$ off the couple that don't get it - you might need to go back to them if couple no1 don't perform for any reason. You are in a fortunate position, good luck.

You could chose to go with the couple you seem to have a slight preference for, and tell the other couple that you are going for the couple who viewed first (or made the first offer, or whatever) and that if they don't/can't complete then you will re-offer it to them promptly.

Or you can ask the agent to get them each to offer a completion date and go with the one that can complete the quickest.

A good seller's position to be in I guess.

I suggested a game of British bull dog or a Chinese burn competition but Mrs Pplpilot said I was being silly... pft. :crazy:
My other suggestion was going to be that it gets sold to whichever couple is the most physically attractive, but I'm sure there's an EU rule that says you can't do that... Chinese burn competitions however........
