dawes mono single speed bike for sale

Hi all, i am selling my dawes mono single speed road bike .It is in excellent condition as it has hardly been used! I have changed the tyres for conti. gaiterskins. it has a 22" frame and flip flop rear wheel fo r riding fixed or freewheel.bought this bike in nov.2011 (new) and has only been used on a few dry days.always garaged. £275. Is that deffo 22" it looks bigger?

just measured frame. it is 22.5"(57cm) from centre of crank to top of seat post .and same from centre of seat post to cenre of fork stem.i am 6'1" and 32" leg.hope this helps.
