If I thought i had a clue what I was doing mechanically I'd like to build my own but I'd prob find myself with a restraining order from the LBS or knowledgable club guys pretty soon

That's the bike I have, it's a great bike except it hasn't got any mudguard mounts. From memory I believe you can fit a rack. Mine doesn't have either fitted though.

A fixie has got to be one of the simplest bikes to build.My first fixie was an old single speed frame.(In 1996)
My last two since 2010 is a proper fixie/single speed frame.

This is my second although a different colour,the 2013 version.Also I have a larger chainwheel on the front.Bullhorn handlebars due to a large volume of pedestrians between Aldgate and Cannon Street areas and also Bank on the other route.

You can use SKS secu-clips to attach the rear mudguard stays to a bike with track ends. This is how they work...

They can be attached with p-clips...

This is what I was recommended on here when I got my single-speed, in fact the lbs fitted them without me having to ask as we'd agreed it would have full guards fitted.

Very easy to take the wheel out with them fitted

@Yazzoo fixie's or single speeds are great fun on the commute and p clips are you best buddy if no fixing eyes on frame and forks , i have even used cable ties before and the worked ok .
