so I thought a loft conversion would be cool. The neighbor across says she asked a builder if it could be done. Apparently not. The question is why? A good builder can build anything and convert anything. It’s just modifications and building. Velux window in, move some wood, insulation, ladder bish bash bosh loft conversion.

Type and size of truss. Will the roof collapse under it's own weight if you remove too many supports?

They normally have run steels in for new joist as the original joist wouldn't take the weight, maybe that's the reason?

Anything can be done, it's just a matter of how much you want to pay for it. Maybe the builder meant that their firm couldn't do it?

A good builder can build anything but it would have to be under the correct building regulations.

If you think the builder is wrong (which I doubt in this case) then get a surveyor in.

Head height only matters if you're converting the area to a living space (that would need a fixed staircase.) If you are converting to a storage area with a pull down ladder it won't matter and you won't need to get planning permission either.

You also don't need planning permission for a run of the mill loft conversion under current regs as it can be built under permitted development based on the current size of the house.

Actually they can't as you cannot build higher then the roof apex. It's the apex measurement they take as a minimum.

When we had our loft conversion done we where just in by 1cm.
You can, loads of people where I used to live replaced their existing truss with attic trusses. Former windows don't extend truss height but they do extend the headroom.

The steels for the 9" joist would run front to back and be supported outer walls making them load bearing, if the walls are inadequate to take the load it would cost a fortune to undertake.
