My dad thoght it would be a good idea to modernise his house before he sold it and when it came to the sale they wanted every certificate under the sun gas, bolier, electricity, windows, ect ect and if you dont produce them you need imdemnity at further cost he would have been better off not modernising and sold it as a wreck for someone else to pick up the peices. This country's gone certificate mad but on topic I bel;eive it is much harder as a seller than it is as a buyer now and much more stressful

I once accepted a cash offer but after 8 weeks of waiting for his side to move faster than a depressed sloth I pulled out
The house had increased its value by £20,000 in this waiting period because of the boom and I sold through an agent shortly after
The situations totally different now so I wish you luck

We sold our last house to the same people who bought our previous house!!! No agent too which was nice because if ever there's a robbing bunch of devious swindlers it's estate agents. On the whole it's a horrible way to go about a transaction. Good luck BTW.

This is our third house, the mrs has put her foot down, we are not moving again! I'm inclined to agree, buying and selling houses is not good for our stress levels. My son is saving for his first house and suspect that isn't going to be good for our stress levels either.
 
Mine has been on the market since Christmas. Two viewers so far. Unbelievable :banghead:

I had all kinds of crap to sort out when buying this place last summer...soliciters with their heads up their own backsides, vendor from hell, neighbourhood disputes, you name it it all went wrong. But I got ther ein the end and got a great deal I spent the summer renovating it on my own and now it's a lovely BIG place right on the beach. I made a lot of 'equity' in it as well in just 5 months it went up by £25K, and now it pays me a good rental yeild as well as giving me a big place to hang my hat...so it was worth it in the end.

I may sell it soon though...:banghead:

Last night I visited a friend in Pocklington and on our way to the Arts Centre we stopped and looked in an estate agent's window to see what the house were going for. Pocklington was a desirable area used by commuters to Leeds York and Hull with a very buoyant house market.

The bubble seems to have burst. There five or six properties still on display but with a 'withdrawn' stick placed over the price and roughly the same with heavy price reductions.

As tempting as the depressed prices are, Pocklington will never attract me until it acquires the perfect combo:

Pub, chip shop and bookies in adjacent properties. :thumbsup:

My brother sold his house near Glasgow this year and when I was up helping him move out the locals we met (it's a friendly neighbourhood, we spent as much time chatting as moving!) said they couldn't believe how lucky he'd been to find a buyer. Loads of unsold stuff not shifting.
