Valuing a bike?

Just some advice please. I have seen a bike on Gumtree for £400, its a CAADX Cannondale from 2014, good condition, 105 (10 speed groupset), original Sammy Slick tyres, Tektro disc brakes. I know the brakes aren't very good, but is this worth £400?

I don't know the bike, but when I've bought (or sold) scond hand bikes I expect to be plumping around the 33% mark. Or 50% if it is 'mint' in my eyes (not the seller's)

It MIGHT be a fair price.

....then inspect the bike or get good photos so that you can determine whether it's been properly maintained or not. If the brakes, transmission and bearings are shot it will cost you a lot to put it right.

Its three years old so may have had some hard use. Not trying to be funny but are you qualified to check the bike over and find out what's worn and will need replacing? Its only then you can value it.
There's nothing wrong with Tektro mechanical discs, I have some myself and they're fine.

I'd say it sounds a little on the expensive side, but go check its condition over
I got a brand new Boardman CX team with Apex for under £500 not that long ago
