In terms of maintenance, boundaries are the priority. It might need completely re-fencing. Trees are not an issue if you have all the gear, but if you have to get rid of one, you need chainsaw, probably hire a splitter, and then some way of getting the wood out e.g. trailer.

It really depends on what you want to use the land for. Any animals in there, or letting it out for grazing, your fences need to be tip top. A rather lazy farming neighbour of ours has had cattle escape twice. One lot ended up on the A38. Another lot got into the neighbouring turf field and had to reimburse for the turf damaged by the cattle. They will climb a 5 foot hedge no problem if there's not good fencing to stop them.

Also if letting out you'd need a water supply and a trough.

I understand that one meadow has, until very recently, has been let to a local farmer for grazing. A cursory inspection of the boundary of that area looked ok but I will be exploring further should we be going ahead.

Historically drinking water for cattle was from the river that runs through the property.

It’s not that remote, I need to consider being close to work for the time being, which is in the main hospital for the area. I’ve checked the postcode and all the major supermarkets deliver there.

Sounds better than North Wales for hospitals. They are actually dire. I know a lot of people that live there, and I'd be cautious of retiring to the area, especially if needing appointments. TBH, it's not good in Manchester.

Sounds alright then. If access is good, someone else might want to rent it if the previous farmer doesn't. Would need to be fairly close though, and would depend on how much rentable land is around. Would be tricky to base this purchase purely reckoning that you can rent out the land full time for ever

Years back I was on a motorbike tour with some chums and one of them dropped his Gold Wing in the Nnant Francon pass. They were so rude and unpleasant to us at the Hossy in Bangor we cleaned him up and put dressings on him ourselves and rode back to England for proper medical attention.

The clearly didnt like the English, and explaining that I was Scottish and breaking into Shetlandic to prove it didnt cut any ice.
