we live here in 3 bedroom house that has been made into a 4 bedroom house , but now a proper 4 bedroom house with slightly larger rooms has come up for sale at aprox an extra 24k over the value of ours , is it worth moving that far ??

Depends how much you want the larger rooms, and whether you have the money!

At leat moving across the road, you can make do with a bike trailer and a sack truck or similar...

Actaully, it also depends how busy the road is. If you had to wait a while to cross every trip, it might take years!

Are you above the stamp duty threshold - don't forget to factor that in, plus estate agent's and solicitor's costs...

Which way does it face? Presumably the opposite way to your current one. Might make a difference if it were north/south facing.

I would have been happy to move two doors up the road but couldn't pursuade the new landlord that it was in his benefit to swap houses. He regrets it now and wishes we had. He would have had four houses together and I would have had a slightly bigger back garden.

get a neutral agent or two to upvalue yours...use that to negotiate price on other house down

offer to swap... and if they say yes straightaway, you know there's has something wrong with it!

Is the orientation for sunlight, and the garden, better? Does it need things doing which you can knock the price down for?

house faces same way as ours , but is a lot nearer main road and is on a junction (bad) same size garage , but a lot more garden space and ample room for nice sized shed and greenhouse . the 24K quoted was including fees etc etc . it would need redecorating but we can do that as we go along , not sure yet about going to view . neighbours are ok apart from somebloke with loads of bikes he is a right pain !!!!
