Our builder fuX0red up a £4,500 oak staircase by not having a clue how to install it, and pointedly saying, "oh, here are the instructions, we won't be reading those." 90 years of combined experience led to arrogance. I am sacking him - he was going to do our kitchen next - and he won't get a penny. The staircase manufacturer said it was the worst attempt at fitting they have ever seen, and are kindly supplying free replacements for the split treads and risers (used wrong size wedges and didn't drill pilot holes in oak) and are sending one of their own people to take it all apart and fix it, at very modest cost.

I have to photo the car I'm driving as well as the level. Have access to several cars, types, colours. Total pain at the parking payment for a confused old twerp.

That's awful. Get a mean lawyer, is your carpenter on "trick a trade" or similar? Just post that you are engaging in litigation - people will read between the lines.

The local blockage has been resolved - well dissolved.
Someone put something down the pan that should not have gone there.
Had to take the deck outside up to access an inspection point. My earlier, obsessive map of the access points helped. God, I am somewhere on a spectrum.
Impressed by the fact I could locate the access point. The pressure washer dealt with the problem in moments. Amazing torrent of detritus that must have been filling something under the house ensued.
Rodded, prodded, probed and pressured all the pipes. We are now clean around the bend.

Free and frank with the management about what can and cannot be considered flushable. Also insisted that she helped in the process. The £500 starting point a friend mentioned for a drain clean helped focus her mind.
