Wow, so many replies and so much to think about, thank you! When I say I have a tiny amount of money I really do mean that (105k to be exact). I can't even afford New Cross or Deptford!

I'm taking everything on board though so do keep all the idea coming!

I actually work in Deptford (on Greenwich Quay) and over the past 10 years the amount of new builds that has gone up is amazing. It's been totally transformed and more is still to be done. The whole of Deptford High St will be getting a Multimillion pound makeover too.

I went and viewed the flat on Eglinton Hill yesterday and it was an absolute no. The estate agent's photographer took some really clever pictures to make the place seem three times bigger than it actually is and I'd never have got my stuff through the front door and up all the stairs. I did look at another one that I loved and am waiting to hear if the seller will accept my offer. My nerves are shot to bits and I'd forgotton how stressful the process is!

Ever since the love of my life left me and married an estate agent I've always been biased against them. But, time and time again, this bias seems perfectly justified.

Where's the other place, ABV?

Shooters Hill is a nice place, however it's a hill, so from a cycling point of view it' a bit of a non starter .. Local school is one of the best in the area (not that you care) but a car is required unless you like hill climbs.
There's another thread currently running about hills in London where a few (English) northerners are teasing you Londoners about your 'hills', but seriously - is there anywhere in London that is genuinely sufficiently hilly to be a real problem?

I can't imagine being put off living anywhere in England by the local hill. I could see that having to commute via Mont Ventoux or the Angrilu might be a bit of a headache, but nightmare climbs in London! :wacko:

I don't think they put people off living there but the hillier parts do deter the less serious cyclist. Around Anerley and Crystal Palace, for example, you see very few utility cyclists - you do see cyclists but they are mostly on road bikes, often wearing club colours, and out on training rides. No mega hills (I doubt that the elevation gets above 170m) but the area is certainly ''topographically serrated.''

The new place is still in the same area but slightly lower down the hill and just off Plumstead Common and has tons of potential and a 65ft garden. More than enough space for my six seater dining table and three bikes :wub:

Colin - I'm really not good with riding hills although I can get myself up them with a lot of time and effort if I'm on my road bike. If this flat goes ahead then I probably won't be using my hybrid as much as I do now as it weighs about 15kg, full panniers and basket are probably another 30kg and then 16+ stones of me on top doesn't make for an easy ride. I'd like to say yes but my past history with the current garden says otherwise, although my current garden is really horrible. At least I won't mind doing things to this one as it'll actually be mine and I can enjoy digging it all up and starting over. I want a shed and nice patio furniture for the summer.
