Selling a house seems to take forever nowadays.

We bought this house in 1982.
We had a cash buyer for our house and this house was owned by Bovis as part of a px.
It was all completed very quickly.
Now.......
My daughter and SiL are living in my house and renting theirs out.
The Tennant wants to buy it, they want to sell it.....so absolutely no chain.
It has taken 6 months so far and they now have a completion date for end of July.
Apparently this is standard now. Seems crazy to me.

Selling our house, we have a buyer but they are still trying to sell there house - frustrating!

Moving (hopefully) to a new build who has p/x scheme for upshifters but not downshifts like us. Damn!

Cheaper houses seem to be moving pretty quickly although the process is taking ages. People that had new builds after covid and looking to move now are sometimes finding that the land reg hasn't completed registration yet. My OH works in solicitors accounts dealing with house sales amongst everything else, she's says some of the delays are ridiculous even various searches are taking longer.

Sold two houses this year. First took 12 weeks from offer and second 8 weeks from offer.

My recentish sale and move took 24 days, but that was a px with the developer. In fact, it was so quick it was actually quite stressful arranging everything in time.

Worked out well, because the developers surveyor was crap. He failed to spot a significant fault with the roof of the old Drago Towers that I was px'ing (I genuinely didn't know about it). After the move I became quite friendly with the site manager, he very kindly helped me out with some bits and bobs, and he let slip that the repair had cost about 15 grand and more than wiped out their profit on that side of the deal. Throw in minimised legal fees, no estate agents taking a cut, and I inadvertently did very well.

As Spokey suggest above, we were upsizing from a 3 bed semi bungalow to a 5 bed detached, an unusual way to go at my time of life, else the px deal wouldnt have been offered. Mini D is autistic and Im not entirely confident she'll be leaving home or living independently as an adult. Now she now has the entire top floor of our 3 storey house a bedroom, living room and bathroom of her own. For all intents and purposes has her own flat yet is still home where big Daddy Bear (teeth, claws and baseball bat) can keep an eye on her.

The process can be done quickly, but remember all of the estate agents, solicitors, lenders etc are all just have people working for them. There is a massive variation in how good people are, how experienced and ultimately their workload. Between ourselves and my parents and friends, we've bought and sold quite a few in the last 4 years and the variance has been massive. We've know solicitors to mess up and send the wrong paperwork, or in my parents case they actually lost the paperwork and had to re-do it which took them another 2 months. Then you've got things like lenders agreeing to the mortgage, and 2 days before completion, retracting it and saying "your loft conversion doesn't have permission", even though when we checked, permission certificates weren't issued until 1994 and the loft was done in 1982.
