Given the effort required to get your house ready for a viewing. I wouldn’t want to be doing this unless someone is actually in a position to purchase.
Obviously this won’t apply to those folk with OCD in regard to cleaning and tidying their house.😉

Selling our house, we have a buyer but they are still trying to sell there house - frustrating!

So actually - you do not have a buyer. You have someone expressing an interest. They are not able to buy at present


Moving (hopefully) to a new build who has p/x scheme for upshifters but not downshifts like us. Damn!

Local market very quiet according to Estate Agents.

Don’t allow viewings unless they are in position to proceed. I.e own property under offer or cash buyer.

That's all very well but we were refused a viewing for that reason so have bought something else. We are able to buy the other one without immediately selling ours. The sellers of the dearer house have lost the chance us buying it. Houses sell rather quicker in Bristol than Cumbria, and few come up up there so it made no sense for us to sell first

Our sellers estate agents have sent a form associated with money laundering compliance where we need to explain where the money is from. Fair enough up to a point, but it goes on to ask a lot of detailed financial information, eg about divorce settlements and our total assets (pension pot, house to be sold later, etc), which is far beyond what we need to buy the house.

Is this normal ? To be honest I'm a bit uncomfortable sharing this with them

Is it not normally your own conveyancing solicitor that handles the money laundering aspects? Never had it from the sellers estate agent before!

Am selling and buying at the moment, our solicitor was very adamant that they had to understand (and evidence) where money came from (in addition to the house equity) for our purchase in order to comply with anti laundering legislation.

My assumption is that they would liaise with the sellers solicitor.

Indeed, thats how it is. It makes like awkward for the law abiding while doing very to hinder money launderers, but that's kneejerk legislation for you.

Just had an explanation. The seller's estate agent is also a law firm so their standard form is a bit more detailed than necessary for this. They only need to see where the funds for purchase are from. I have no issue with that. I broadly support the anti dodgy money initiative to be honest

I'm also wondering whether to rent ours out and rent something else in Cornwall.

I blame Donald T…… (joking obvs)

Unless that’s how the market is in your area, I.e. houses are not selling. I would be looking at changing estate agents.
