Stupid question - house selling

What are you expected to do on completion day?
How do you get the keys to the buyer? Are you meant to be at the house or do you hand them over via the estate agent or solicitor?

I think last time it was the EA...

I think the solicitor gives them a ring to allow them to release the keys when the monies have landed in their account.
 
Sellers soicitors gets the money and phones the agents to authorise release of the keys. If quick this is 10.30 am but if you are a long way down a long chain then the money takes all day to get down the chain so it would be later in the day perhaps 3pm.
Keys should then be picked up from the selling agent.

I got a pair of Ukranian ex spetznaz commandos to hand mine over. Cheaper than a solicitor, much less chance of any silly delays.
Can I have their number?!
Failing that, I presume I drop the keys with the estate agent then go off to work feeling light with relief?!
Please say yes.

Agent hands keys over once solicitor has told them money has transferred and completion has taken place.

If I recall, the sale property is not your main residence.

This makes it a lot easier because you are not waiting in similar circumstances to get keys to move into anywhere.
 
I would phone solicitor first to check funds transferred then ring estate agent to exchange keys. Don't rely on the estate agent to ring you to tell you can collect.

The sellers estate agents when we bought our house were pants. The funds we sent at 11am and we waited until 2pm for them to ring us as instructed. It ended up with me confirming with the solicitor independently and then going to the estate agents making them call the solicitor and been miserable as to make a point that we were not happy they had not done their job properly.

Having rented from the same agent and experienced there dysfunctional management we certainly will not use them when we move on.
