9:30pm would be about the end of it.

5pm is fine. Though the later you do it, the longer it will last
I wouldn't dream of mowing or strimming after 8pm but would be quite happy to be outside drinking wine and chatting with friends until 9 or 10 as all our other neigbours do.
We know her downstairs is a bully but I just wanted to know popular opinion re: mowing.

She's being utterly unreasonable. Have you thought of taking up the bagpipes.

Just cut my front lawn at 5.15pm - would still consider it a job to be done at 7pm.

After 8.30am and no later than 7pm would be my hours of mowing

If you are in a flat and the previous occupier didn't use the garden then shes probably pi**ed off that you've taken her fiefdom back from her as I would assume it goes with your flat. A mate of mine had this very problem, He threatened to get a Vietnamese Pot Bellied pig as a pet as people were giving them away not realising they turn from cute little piglets to 500 odd pound monsters. she shut up quick.

I got home tonight at 5:15 as normal by 5:30 I was out the front, I edged the lawn, cut it with the strimmer and did the weeding, 9:30-10pm is getting too late before that is fine.

5pm is the optimum time for lawn mowing - not too early to disturb people who turn in early and all the night shift workers will be getting up, so you won't disturb them either!

I'd mow up to about 7 pm, I think.

I know it's easy to say when I'm not on the receiving end of Her Awfulness, but it seems whatever you do she won't be happy, so if you are going to get complaints whatever you do - just do as you please!

Are you old enough to remember sticking a piece of card on the forks of your bike so the spokes hit it and made the bike sound really loud - I was just wondering if you could fit up a lawnmower with soemthing like that

Did our lawns this evening starting at 5pm. I wasn't the only one doing so and I can hear the distant drone of mowers elsewhere in the village while writing this a couple of hours later, so no I don't think it's too late at all.

That's what we though. Ken had been mowing for less then 2 minutes when we could hear her yelling "Shuuuuuttt Uuuuuppppp" really loudly but we copped on that we couldn't hear her over the mower (it's not as loud as next door but one's strimmer). I just carried on weeding. We had the Jack Russell out on her long lead, nowhwere near the mowing so I lobbed her ball a few times for her. The Newfie from a few doors down came past with his owner and they had a bit of a woof at each other. Not excessively but just as passing dogs do and her downstairs started yelling again, effing and jeffing as she does. We ignored her. Ken carried on mowing and I carried on weeding and she came out of her door and yelled her head off, we ignored her. She slammed the door, we ignored her. Ken finished mowing and put the mower away and I carried on weeding.
Then the telescopic small fork thing I was using un-telescoped and nipped my little finger and I yelped a bit. Her downstairs started yelling again, we ignored her and looked at the finger (its brusing and purple-ish now but no blood blister so that's ok). We finished the weeding, dug some worms for the Axolotls and went and got the other dogs for their evening walk.
On the way back she was on our lawn whinging about us to John the neighbour with the small terrier. Our lawn, not hers, ours. Cheeky coo. She scuttled off when she saw us and we went back indoors and fed the hounds. There was a loud knock on the door and I sent Ken down. It was her downstairs' BF telling us how inconsiderate we are as the dogs walk about upstairs. Bad Ken has point blank refused to teach them to levitate. Naughty Ken :ninja: He went on and on and on about how dogs were not allowed in flats. They are and Ken told him so. The bloke said that years ago they weren't allowed in flats and Ken pointed out that it was 2014 and they were allowed in, not only that we have written permission for the extra dog, so there. Bloked chuntered on about how inconsiderate we are and buggered off while Ken stood and laughed out loud.
Her downstairs has been doing her 'oh woe is me act' up and down her garden so we practiced guitar while we watched her. Silly mare. I've made a note to the ever growing diary of her pain in the ass-ness. 1 week and 6 days and we can put in for an exchange. Praise The Lord!
She will not be making us ill again. Not going to happen, she can go to hell as we have had enough.

Interestingly she thinks that we are unreasonable when we complain to her that her 4 cats dig up my flower beds and poo in them. Its what they do apparently, then has the gaul to whinge that my dogs 'walk about'. :gun:

good for you and Ken and @Saluki
You really seem to have got the measure of these idiot neighbours without resorting to petty retaliation. You are doing you own, quite reasonable things and going about your normal business and it's winding them up no end. Brilliant.

Must be for the day for it.

I came in from mowing the verge and the back garden around 1700 ish.

Excellent timing really, we had thunder and lightening, massive hailstones then heavy rain about 1800!

The garden smells lovely now.
I am curious as to why 5pm, has she given a reason for that time ?
She works nights and goes to bed at 4pm and expects the entire cul-de-sac to be silent. Woe betide the children for deigning to play on the green in the middle of the cul-de-sac or, even worse, in their own gardens. She yells and carries on at them.

We used our garden once last year and she came out and had a go at us for talking in our garden at 6pm. We pay rent for our half of the garden, our private half, its not shared with her and I am going to flaming use it. There is no point trying to reason with an idiot she just yells abuse and effs and jeffs at us. We tried being reasonable and got very ill as we were trying to live silently. Here is the thread that I started last year about her. We will be having tea out there on nice evenings, inviting people over for the evenings too. I can't see why she doesn't go to bed when she gets in from work at 9am like normal night workers.

I used to work nights, as did Ken and we lived next to an MOT garage and didn't whinge to them. Nor did we expect our neighbours not to vacuum or cook.

Of course it's not too late.
Can I ask if the lady is elderly, alone, of sound mind generally?

It must be really hard for you to keep your head together in a situation like that, deep breaths, keep smiling!
