I would just like to say:

Yes, there are thousands of us getting bombarded by spam emails. I was getting 30-50 a day, but then one of you decided to use Reply All and blitz us all with an angry tirade that the spammers auto-responder would just have ignored. And then thousands of you started using Reply All to those replies ... And as for those of you using Reply All to all of us telling us not to Reply All, and then using Reply All to the other people telling us not to Reply All ... aaaaaaaaaaaaaaaaaaaargh - STOP IT!!!!!!!!!!!! Ignore the b*st*rds and just delete everything.

PS 28 more dumped into my Junk Mail folder, but 4 had made it through to my Inbox. That was in just 4 hours. No, another just came in - 29!

I recommend SpamStopsHere from Greenview Data. It's a game changer.

Ok it's 7 weeks since you accepted the offer. You're an estate agent yourself, the property is unoccupied and empty and we were the only obes that showed interest in four months. We are paying cash.
Where's the paperwork? Where's the contract?
WTF is the problem?

Why can't you say this to him then?

Had i been shopping on my own,i would have hung around and made sure you offered the chocolate wrapper to the girl on the till. Why did you give in to your little boy's whining pleading for the chocolate, what message are you giving him.I noticed that the wrapper had gone from your hand by the time you reached the bakery, and i also noticed you loitering and waiting for your darling child to stuff his face with what was left of the chocolate. What did it cost about 60p,how would you feel had i taken a tin of soup from your basket after you had paid for your shopping, shame on you.

It would help me enormously if your estimates included all the work needed, bore some resemblance to the price we discussed then stated a total. That way I would have known if the price was a a price for each dental implant or a price for both.

Oh and by the way, your front of house team are a shower. They didn't send out your estimate until I chased six days after it was prepared. They didn't get back to me when I raised the query about the possible £2,100 discrepancy in price. They didn't offer any apology for any of the hassle.

I'm going to have a chat with my own dentist about whether he knows another specialist that he could recommend.

If you're going to get so angry about me putting your bleach back with your groceries after it fell over on the conveyor belt, I might be tempted to encourage you to drink it. And yes, the lime juice is mine. Have you already had some of that, by any chance?

Female, lady, girl student. The next time you ride across me on a zebra crossing when we have the greenman YOU WILL hear my voice calling you all the names under the sun,how you missed me on the crossing i don't know half a step more and you would have flattened me,well your bike would be in a skip by now.

Looks like we're finding another place to buy then, or finding somewhere to rent.
Vendors should be subject to penalty for just plain ignoring the sale they agreed to.

Edit#1: I realised last night why they're doing this. It's because the estate agent's contract will be no-sale no-pay. They get to ditch our accepted offer (that they've rethought and don't like any more) and have 4 months of free advertising from the estate agent.
I did some searching online last night and came across an EPC for this bungalow from August of last year, and an advert from when they advertised with another agent back then.
It seems they're going to keep ripping off estate agents and farking up people's dreams until they get every penny they want.

I can see that it is terribly frustrating for you.

I had the opposite problem - the buyer (who was not in a chain and supposedly had the money for the deposit) was taking months to sort it out. I gave a deadline to set a date for completion, but that passed so I instructed the estate agent to start showing more people round the house. The would-be buyer then stormed into the office and started bad-mouthing me for trying to 'gazump' her. The agent pointed out that (a) I had not increased the price and (b) It was her own fault for not completing or even agreeing when to complete.

I finally gave the buyer 5 days to come to an agreement or to forget it. Under that pressure she did not agree a date - she actually managed to get her solicitor to complete in 3 days!

On the flip side ... As a buyer, I let an amazing house purchase in Hebden Bridge slip through my fingers. I could have got a 4-bedroomed house in a fantastic elevated, south-facing position, with a great garden and spectacular views over the town and Calder Valley for about £20k in 1987. My offer had been accepted but I was under incredible pressure at work so I kept putting off sorting things out with my solicitor. The deal fell through. Years later I saw the house back on the market for over £300k!!!! :banghead:
